Identifying empty homes
Please let us know as soon as possible if a home is going to be empty for an extended period of time. If you are aware that a tenant is planning a holiday away from their home for example, this will help us advise on how to keep the property safe whilst it is empty.

If you have identified a property which you think the tenant has moved out from, please let us know as soon as possible so we can investigate further.
How do we keep the home safe if the whole property is empty?
If the property is going to become empty with no tenants living there, we may carry out additional measures to ensure the property stays safe. This may include:

• Capping off the gas supply if there is one to prevent any gas escapes.
• Draining down the water system to prevent any leaks.
• We may also need to board up the windows and doors of the property if we expect it to be empty for a longer period to stop windows being smashed.

Whilst any property is empty, we will conduct fortnightly checks to ensure it is safe and secure.
How can you help with re-letting the property?
We rely upon referrals from social services and other professionals to identify suitable tenants. If you have a room or property empty, we really appreciate your support in helping spread the word about any vacancies there may be as we know there are many people out there requiring housing urgently.
