We manage some of our supported living properties in partnership with Leeds City Council. These are part of a project called LiLAC.

LiLAC stands for Leeds Independent Living Accommodation Company

If you are a tenant  of  a property in Leeds which is part of the LiLAC project or support someone who is, here is some information about repairs and who to contact.

A company called Morgan Sindall look after most of repairs in our LiLAC homes. Their role is to visit your home to fix things for you and to carry out annual checks to make sure it is in a good condition.

Emergency repairs

If you have an emergency and it is outside of our office opening hours you can telephone our  Emergency Out of Hours Repairs Service on 0345 241 6041.

The out-of-hours service operates: Mondays to Fridays, 5pm to 8am, weekends and Bank Holidays.

A member of Morgan Sindall’s repairs team may phone you for more information about your repair.

They may visit you. They may arrange for a local contractor to visit you on their behalf.

The repairs team will decide what work needs doing and how much it will cost. They will arrange for someone to repair what is broken.

They may also visit you after the problem has been repaired to check that it has been done quickly and to a good standard.

Non-urgent repairs

These should take no longer than 28 working days. Non-urgent repairs are repairs that can wait a short time before being dealt with. For example:

  • If you have a small problem with your toilet, bath or sink
  • If your doors or windows are sticking
  • If you need plaster or brick work repairing

Repairs to white goods

If a repair is needed to an item of white goods you should contact Morgan Sindall on 0345 241 6041 and tell them:

• The full details of the repair needed
• Property address and postcode
• Telephone number
• Access arrangements.

Morgan Sindall will try to arrange to visit the property within five working days to assess the problem and/or carry out the repair where possible.

Who pays to get things repaired?

As a tenant, most parts of your home will be repaired for you and you do not have to pay any more money for this. However you will be charged the full cost of the repair if:

  • You say something is an emergency when it isn’t.
  • You, your visitors or your support staff cause any damage in your home

The yearly maintenance visit

Once a year one of Morgan Sindall's repairs team will visit to look at the condition of your home. He/she will see what repairs need to be done.

Planned maintenance

We plan ahead to maintain some parts of your home. This is called the planned maintenance programme.

There are two types of planned maintenance:-

  • Cyclical repairs
  • Major repairs

Cyclical repairs is work that is repeated every year or at longer intervals. For example:-

  • Servicing gas appliances annually
  • Painting the outside of your house
  • Checking electrical equipment

The major repairs programme is where we plan for the replacement of major items in your home. For example:-

  • Windows
  • Kitchen units
  • Bathrooms
  • Roofs
